FEASIBILITY SERVICES


This preliminary stage involves the identification of options and/or limitations of your site as a potential development.

Services:

  • Assess site conditions and constraints.
  • Undertake preliminary analysis of authority regulations and requirements.
  • Prepare mud-maps for the preliminary investigation of development options.
  • Co-ordinate preparation of the preliminary feasibility cost estimate with the quantity surveyor (consultant paid for by client).

 

 

PRE-DESIGN SERVICES


This stage involves the identification of the client’s requirements and gathering of appropriate information to enable subsequent phases of the submission to be undertaken.

Services:

  • Execute Client Architect Agreement.
  • Organise, attend and record meetings with the Client.
  • Obtain the Client’s design brief and other requirements.
  • Provide project program.
  • Provide recommendations for the appointment of consultants.
  • Inspect the site, assess the conditions + constraints.
  • Inspect existing conditions of buildings on site, if applicable.
  • Undertake preliminary analysis of authority regulations and requirements
  • Obtain surveys (paid for by client).
  • Confirm client’s budget.

 

 

CONCEPT DESIGN


This stage involves the preparation of design ideas that address the Client’s brief and relevant local authority requirements.

Services:

  • Record the Client’s agreement to proceed with Concept Design services.
  • Organise, attend and record meetings with the Client.
  • Organise, attend and record meetings with authorities and consultants.
  • Prepare sketches, diagrams and other information to adequately explain the design.
  • Prepare design briefs for consultants.
  • Prepare preliminary selections of external materials and finishes.
  • Co-ordinate preparation of  the preliminary cost estimate with the quantity surveyor (consultant paid for by client).

 

 

DESIGN DEVELOPMENT


This stage involves developing the design to a level that will adequately explain the developed design and allow for submission to the relevant local authorities for planning consent.

Services:

  • Record the Client’s agreement to proceed with Design Development services.
  • Organise, attend and record meetings with the Client.
  • Organise, attend and record meetings with authorities and consultants.
  • Review and update the Client brief.
  • Develop the approved concept design into a finalised design solution with drawings and other information to adequately explain the design.
  • Integrate the preliminary consultant’s work with the architectural design
  • Provide schedule of external materials and finishes.
  • Co-ordinate an updated cost estimate with the quantity surveyor (consultant paid for by client).
  • Prepare the necessary documents for planning application to be made by the town planning consultant.
  • Assist in obtaining approval by providing town planning consultant documents and advice as requested  (consultant paid for by Client).

 

 

DOCUMENTATION


This stage involves the preparation of drawings and specifications to allow the project to be built.

Services:

  • Record the Client’s agreement to proceed with Documentation services.
  • Organise, attend and record meetings with the Client.
  • Organise, attend and record meetings with authorities and consultants.
  • Review the design against the planning approval and any conditions of permit.
  • Review and update the Client brief.
  • Prepare drawings at an appropriate scale including plans, elevations + sections, together with other details + schedules to enable building approval.
  • Co-ordinate and integrate the consultant’s work with the architectural drawings.
  • Prepare a specification in accordance with the drawings to enable building approval.
  • Submit required documents for statutory building approval.
  • Prepare further drawings, specifications and schedules to enable construction of the project.
  • Confirm the type of building contract to be used.
  • Prepare specification preliminaries to suit the selected building contract.
  • Co-ordinate a pre-tender cost estimate with the quantity surveyor (consultant paid for by client).

 

 

INTERIOR DESIGN


This service involves the design and documentation of interior design elements and further interior specific construction detailing.

Services:

  • Joinery design and detailing for kitchen.
  • Joinery design and detailing for laundry.
  • Wet area design and detailing for bathrooms and powder rooms.
  • Fixtures and fittings selections and scheduling.
  • Interior finishes selections and scheduling.
  • Interior finishes board.
  • Lighting selections and scheduling.

 

 

CONTRACTOR SELECTION


Otherwise known as tendering, this stage covers the process of inviting contractors to prepare a quote for the building works and the subsequent selection of a contractor to undertake the works.

Services:

  • Prepare recommendation on the preferred method of tendering.
  • Invite tenders.
  • Respond to enquires from tenderers.
  • Close + assess the tenders.
  • Negotiate with the preferred tenderer.
  • Prepare tender recommendation.

 

 

CONTRACT ADMINISTRATION


This stage involves the administration of the contract between the client and contractor to ensure the end result complies with the architectural drawings and the contract terms.

Services:

  • Prepare the contract documents for signing by both parties.
  • Undertake periodic site inspections, check work in progress regarding design quality control, materials selections and performance as described in the contract documents.
  • Review shop drawings and other builder’s submissions.
  • Provide supplementary details and information as required.
  • Provide instructions to clarify the contract documents where required.
  • Administer variations and obtain client approvals.
  • Arrange and attend site meetings and other meetings as required.
  • Provide the client with regular reports regarding time, cost and progress.
  • Assess progress claims and issue progress certificates.
  • Assess and approve claims for extensions of time.
  • Adjust prime cost and provisional sums and other monetary sums included in the contract documents.
  • Coordinate consultants.
  • Prepare defects lists prior to practical completion.
  • Inspect rectification and issue notice of practical completion.
  • Post construction: assess the final contract amount.
  • Post construction: inspect the works and prepare final defects listing.
  • Post construction: pass on building operation and maintenance manuals, warranties and guarantees.
  • Post construction: obtain certificates of compliance.
  • Post construction: provide final financial statement.
